THE MAIN HOUSE

The Roost is the charming main house, comfortably sleeping 12 people. Built in the 1830's Paul has completely renovated the plumbing and wiring. The house has been added to over the years and has two sitting rooms, one with a gas fire and the other with a timber stove, great for keeping cosy on those long winter evenings. It has a downstairs WC, a dining room with a large dining table perfect for lounging over long evening meals and a glass of wine. A fully equipped kitchen is provided to help you create a culinary feast for friends or family, or why not take a night off and treat yourself and hire a chef? The house is perfect for family and friends gathering and very well-behaved parties.

 

The main house consists of seven bedrooms, all ensuite. On the first floor there are four double beds (European king size) and one twin room with two single beds. The attic room consists of two bedrooms which are more suited to younger folks due to the beams on either side of the room. Each room sleeps two in two separate beds.

 

The bedrooms are very comfortable with feather duvets, pillows and cotton bed linen. Luckily for our guests, all bedrooms are ensuite as a legacy from our B&B days. Sheila, Paul’s mum, had a wonderful eye and spent many years on the look out for simple pine furniture so we are fortunate to have our bedrooms simply decorated with old pine pieces and are bright and airy. The Roost is a mixture of old and new and has been thoughtfully and tastefully decorated so that guests can feel like they can completely unwind and relax in this unique setting in the heart of Westport town.

Rates for The Main House

 

Nightly rate starting from 800 euro per night minimum stay of two nights

Christmas holidays and New Years Eve: from €850 per night 

minimum stay of three nights

Weekly stays Saturday to Saturday in July and August: from €4,200.00

 

Exclusive use of the entire property including The Garden Shed and The Cart House: from €6,800 per week.

 



Payment: We are happy to accept payment by bank transfer or cheque and payment is required two weeks prior to arrival.

Deposit

We require a deposit of 25%. Due to the small nature of our business the deposit is non refundable. Payment is due 8 weeks prior to arrival. Deposit is refunded after your stay.

Check In and Check Out

Check in is from 3pm an earlier check in may be available on request
Check out is at 10am as it is a large property with lots of cleaning to do we ask people to please check out on time.

Children

Children are welcome in our house but as it is a home that we are putting thoughtful touches to, we please ask guests of all ages to look after it and please don’t wear shoes upstairs.

 
Parties
Please note we do not cater for Stag or Hen parties, we have lovely neighbours and we want them to still like us. So please out of respect for them and other people staying on the property only very well behaved gatherings.

CANCELLATION POLICY AND TERMS AND CONDITIONS

Booking deposits are non refundable unless a replacement booking can be found. Full payment is required eight weeks before arrival. If you cancel within six weeks of your arrival date full charge will apply. 

 

Parking is available for up to four cars in the Main House and one car each for The Garden Shed and The Cart House.

 

Pets: Unfortunately no pets are allowed to stay on the property.
